Questions people ask before they commit
Are Toukley and Budgewoi houses mostly fibro?
A large share of the older housing around Toukley, Noraville, Budgewoi, Buff Point and San Remo is post-war fibro and weatherboard, much of it built as holiday or retirement cottages. Asbestos is very likely in pre-1990 houses and should be surveyed first.
Is the land around the lakes flood-prone?
Low-lying land near Tuggerah, Budgewoi and Munmorah lakes can be flood-affected. That mainly affects the new building — floor levels and design — and the approval, but can also affect wet-weather access and sediment control during demolition.
Is demolition cheaper here than Terrigal?
The physical demolition is often simpler, because blocks are flat with easier access. Asbestos removal on fibro houses is the main added cost and can be significant.
