Bushland edges

A large part of the Coast adjoins national park, state forest and bushland reserves. Blocks in suburbs like Kariong, Wyoming, Lisarow, Ourimbah, Bensville, Wamberal, Matcham and around the northern lakes may be bushfire prone and may carry biodiversity values.

Vegetation removal follows what the approval allows — including any asset protection zone for the new home. Trees to be retained are protected with fencing outside their root zones.

Council tree controls

Central Coast Council regulates tree removal. Many trees need approval, and some must be retained. Tree work is only priced once the approval position is confirmed.

Water nearby

Blocks near Brisbane Water, Tuggerah Lakes, Lake Macquarie's southern shores, creeks and wetlands need careful sediment control. Low-lying areas may also have acid sulfate soils, which matter for excavation and are managed under the approval where relevant.

Contaminated material

Larger lots

Rural-residential properties toward Jilliby, Dooralong, Yarramalong and the northern fringe can involve old farm structures, fencing, dams and extensive vegetation.

Questions people ask before they commit

Can I clear trees for bushfire protection?

Bushfire protection requirements for a new home can involve managing vegetation within an asset protection zone, but the extent and method are set through the bushfire assessment and approval, and tree and biodiversity rules still apply. Clearing is done to what the approval allows, not beyond it.

What erosion controls are needed?

Approvals commonly require silt fencing on the low side, a stabilised entry for vehicles, stockpiles covered or contained, and no sediment washing into drains, creeks or the lakes. Sandy and sloping Coast sites need particular care.

What if there is rubbish or fill on the block?

Old blocks often carry dumped material or fill. Anything suspect is tested before disposal because asbestos fragments and other contaminants are possible, and the disposal cost depends on the classification.

How long does clearing take?

A typical suburban block takes one to three days. Larger rural-residential lots around the northern and western edges of the Coast, heavy vegetation or contaminated material take longer.
