Commercial strip-outs

Pre-1990 buildings and fit-outs can contain asbestos in ceiling tiles, vinyl floor tiles and their adhesives, wall linings, pipe lagging and older electrical board backing. What is included in a commercial strip-out?

Typically ceilings and grids, partition walls, joinery, floor coverings, redundant electrical and data cabling (made safe by a licensed electrician first), plumbing fixtures, signage inside the tenancy and any fit-out items, leaving the base building structure and base services. The exact scope follows the lease make-good clause or the incoming fit-out design.

Can a strip-out happen while the rest of the building is open?

Yes, commonly. Shopping centres and multi-tenant buildings usually require work-hour restrictions, dust and noise control, protection of common areas, loading dock bookings and after-hours noisy work. These are planned with the building manager before starting.

Is asbestos a risk in strip-outs?
