Fibro first

Coast garages and sheds from the 1950s to the 1980s were routinely built from fibro sheeting with corrugated asbestos cement roofs. Weathered and brittle now, they are exactly what should never be knocked over with a machine.

Approvals

Some small outbuildings can be removed as exempt development if they meet specific conditions; others need a certificate or consent. Waterfront structures and those in sensitive areas need particular care. See council and approvals.

Access

Sheds down the back of sloping blocks and garages behind houses on narrow lots are often dismantled by hand and carried out. Where a rear lane or wide side access exists, small machines speed things up.

Questions people ask before they commit

Do I need approval to remove a garage or shed?

Some small outbuildings can be removed as exempt development if they meet specific conditions. Asbestos, heritage, size, being attached to the house, or being on a waterfront property can change that. Check before starting.

My garage is fibro. What happens?

It is tested first. If asbestos is present, removal is carried out by a separately licensed asbestos removalist and disposed of at a licensed facility, then any remaining structure and slab are demolished.

What does it cost?

As a 2026 guide on the Central Coast, small sheds often run $1,500 to $4,000 and single garages $3,500 to $10,000, with double brick garages and slab removal more. Asbestos removal and difficult access are the usual additions.

Can you remove a boatshed on the waterfront?

Structures on or near the foreshore of Brisbane Water or the lakes may involve additional approvals and environmental care around the water. These are checked with the certifier or council before any work.
